EASTON — The Talbot County Planning Commission Wednesday, Nov. 6, tabled decision on the Rio Vista Self Storage site plan for Talbot Street in St. Michaels.
The commissioners intend to visit the site to get a better understanding of how the proposed commercial property will impact adjacent property owners and the initial impression when visiting the town.
The storage facility is planned for the Gateway Commercial Zone, intended to encourage a positive visual experience when entering the town.
The applicant came before the board seeking a waiver of landscape screening along the back of a 4,500 square foot storage warehouse, where a screen already exists, but not on the subject property. Waivers on sidewalk easements also were requested.
The applicant is proposing one access from State Route 33. County staff said they are concerned about the width of the proposed travel lane around the building and traffic circulation, specifically whether there is room for vehicles to make turns in the rear of the property where parking is planned.
In the Gateway, parking must be located at the rear of the building and structures must be set back from the street with adequate landscape screening up front.
It is inappropriate to alter criteria and stay within the scope of a Gateway plan, said Sandy Coyman, planning officer.
“The way to build a corridor is one building at a time,” Coyman said.
Planning Commissioner Paul Spies voted against tabling the proposal.
